ABSTRACT:
Boston Road was one of the ?rst buildings to be developed as an Affordable Independent Residences for Senior (AIRS) under Zoning for Quality and  Affordability (ZQA). Under the new zoning resolution, there is no parking  requirement for AIRS as long is located within transit zone. This was tremendous relief for the project given that new tower is being built on the top of existing two-story community facility and accommodating the parking was just not possible. New nine story residential tower that will sit on the two-story community facility building is located in long-neglected neighborhood of West Farms. Building will house 167 senior apartments on nine foors. Second foor will have amenities for residents only, ranging from Yoga Room and Arts & Crafts to Library. In addition,
they will have access to the second foor outdoor Roof Garden. Building will be constructed from precast plank and prefabricated load bearing exterior panels. Exterior will be composed of brick, metal panel and corrugated panels to tie to the existing base building. Building is scheduled to be completed by December 2018.
